City council wants to demand that a condo developer set aside ten percent of its units for families.

This condo tower is located at the corner of King and John Streets. While it may not seem like an ideal place to raise a family, let’s set that discussion aside for now.

It seems that city council is trying to dictate the market when they need to stop interfering in certain matters. Deputy Mayor Doug Holyday believes the developer should decide if the market calls for family units, not city hall.

That’s pretty much how the real estate game should work, based on demand not demands.

In other city-council-acting-as-Big-Brother news, Councillor Josh Matlow wishes to propose that landlords be forced to install air conditioning in their rental units. While air conditioning is nice, it is a luxury and not a necessity.

If you’re in the renting game, you know it’s all about compromise. Sometimes you have to make certain sacrifices in order to get ahead.

Damnit, councillors stay out of the issues that don’t require your meddling.

    This is EXACTLY why government doesn't work anymore. They spend too much time trying to dictate how we should live our lives and much too little on the main issues for which they were elected.

    Get rid of these clowns.

    I'm a landlord.

    I can say that there is already a shortgage of rental units in Toronto....not good quality units, units period. The vacancy rate is very low! This is partly caused by the Residential Tenancies Act and other tenancy laws that have driven many small landlords out of the business. The cost of investment vs return is simply not significant enough to deal with the legal headaches such as 6 month eviction process. Supply and demand has taken over and the low vacancy rates have realized more expensive rents. This will only get worse with the new mortgage rules that will see more people renting.

    Now, forcing landlords to provide air-conditioning will do two things:
    1) force small landlords out of business because they cannot afford the infastructure
    2) drive up the costs of rent as I, and other landlords will charge more for rent. In the short term we will apply and get "above average" yearly increase in rent. Later, when tenants leave, we will raise the costs of rents significantly for the next tenant.

    Either way it is a recipe for disaster. A recipe that will result in a further decrease in vacancy rates and a marked increase in rental rates.

    This was all brought on by tenant activists. Notice that Matlow wants consultation with tenants groups, what about landlords groups?

    Can't they take a cold shower or bath? How about running the washrooms exhaust fan to expel the hot air? How about Freezing a bowl of water then placing a fan over it to blow cooled air? Just like all the socialists Councillors - just throw money at it, in this case he is trying to buy the tenant vote with this scheme.

      @Joe Blow They're lazy bastards, Joe. When I was working my way through school, I lived without air conditioning.

      Nothing is free. And, landlords shouldn't provide it.

      If you can't stand the heat, get out of the country.
